is there anyone getting success managing properties on their own OOS, using Prop Mgmt softwares. we are looking to accquire 6 unit Property. with raditional prop Mgmt will not meet our Target returns. Appreciate any input.

do you mention the paperwork/reports for DD in your LOI? (T12 financials, Prop Mgmt reports, zoning etc.)or you just do it?

how about adding a timeline, that if seller don't accept this LOI within 2 weeks we no longer Interested in the same terms?

I'm currently working as GP in my First deal(MFH 10+). Identified Couple of Properties, seeking Guidance in terms of submitting LOI.



1. if I'm being GP do we put Business entity as Buyer?

2. what's the typical closing timeline you guys use?

3. how does DD timeline looks like? (2-3 weeks?)

4. any tips to submit an LOI that Looks attractive to seller?

Thanks everyone! that was ton if Information and insights. i decided not to pursue this deal anymore. i live in New york so try to focus on my local markets as I can see this Properties physically and get my ball rolling that way and exploring other opportunities in more certain neighborhoods(other States).
