My take on this is you had plenty of notice to plan your time . If you cant be on time to view the property , (Late) then odds are that rent will be late .  And if you needed a place to stay you would have been there at the opening and be ready to make an impression 


 Sounds legit to me.  Well done.

 KW.  It's just a rough area-near the university.  She was a student and had a good reference from her work..though I'm not sure if the reference was checked.


 Was anything else checked?  Credit rating, eviction history, criminal/court records??

Two major improvements to SFH rental property this year:

1. Installation of a fence - rental is located in heavily wooded area; fence is to keep out the various animals that come onto the property (and have "terrorized" tenants over the years).

2. Installation of a walkway.

I understand both increase the overall value of the property; however since they were installed specifically for tenant's benefit, could they be a deduction?

Interestingly I've never run into a contractor who works by the hour for any of the work you mentioned.  In my experience, drywall, paint and landscaping are often quoted by the job.

I'd be reluctant to hire anyone by the hour, because as someone already mentioned, a contractor has no incentive to get the job done in a timely matter.

That's a great rule of thumb. I've found that people who try to flaunt their wealth and talk about how much money they have are generally not doing nearly as good as they lead on. They are all about maintaining an image and keeping up with the joneses. 

I am lucky enough to know a legitimate multi-millionaire. I don't know his worth exactly, but it's above 50m. An older gentleman and one of the most humble people I know. Extremely soft spoken, wears worn off brand clothes and only get his hair cut about two or three times a year. He also drove the same car from 1990 to 2020. 

I know some other (less) wealthy folks and they are also very private about their finances. If you're not part of their inner circle you'd have no clue. 


Precisely, Greg.  And those examples you mentioned are the caliber of people I'd rather connect with and pull advice from.

If you're not experienced in real estate, a buyer's agent could be a big help.

You need to contact the electric company to ask about the cost of getting power.  I'd talk with the town about whether a road is permitted and under what conditions.  If it's landlocked, that's a whole other problem.

Easement issues have to be clearly disclosed and if the seller's agent is not cooperating, there may be a reason why.  Maybe trying to hide something?

I'd try to find a strong buyer's agent - and not someone from the same office as the seller's agent.
