Sounds to me like you over appraised the unit, and an appraiser gave you a realistic price

28k at 17, very impressive.

Wait 1-2 years until interest rates peak, then buy. There's going to be DEALS if rates keep hiking the way they are.

Your numbers are out to lunch.

600 expected cashflow long term on 148k purchase with 1700 rental income? No way, unless you run the property into the ground with no insurance, don't pay your taxes, and don't do any repairs

Realtors care about their commission, not getting you a lender

Once they have their commission, they care about getting another commission by getting you to use "their" lender
