There is a Real Estate Roundtable that Eric Bleau runs.  It is held every other Monday Night and is free.  Go to meetup.com and search for "Real Estate Round Table" in Sacramento.  Below is the info.  I have gone to several of these meetings and the group is growing quickly.  Lots of good, free info with 60+ investors at each meeting.

There are also two REIA meetings in the Sacramento area and one in Roseville. Go to the national REIA website and search for them. Tapan Trivedi hosts one by Arden Fair mall and and David Granzella hosts one off Madison and 80. They run $20 per meeting or you can pay for an annual membership. I attend Tapan's every few months or so and he has good info also.

Morning @Craig Williams,

I agree with @Reade Smith, there are several good recommendations for cities here but before you pick a city you need to choose your criteria and what you expect from the area.   

Have you determined what it is you want in a rental area/MSA?  What do you like or not like about the city you want to invest in?  A landlord friendly state is always a good start.  Are you comfortable investing in a state that gets snow, has basements, near the ocean, etc.  Do schools or population matter to you?  These are only a few examples of things to consider first.  They all can affect your types and amount of repairs, insurance rates or quality of tenants.  Also, consider where you would want to visit.  If you like Florida then look there since you could vacation and look at homes during the same trip.  

Once you set your criteria I find that investors have a much easier time to narrow down where to continue their due diligence and can start reaching out to other investors in those areas.  Plenty of people to ask questions to here on BP.

What I have done in the past is to ask the tenants to fill out a new application.  I get little push back since I'm the new owner.  I explain I would like to have a fresh start.  A new app also gives you new info in case the previous app is outdated.  Treat them like a new tenant you would rent to but I don't recommend charging them any fees to process the app.

The estoppel letter is also good.  You want to know what they are paying for rent and what they think their deposit is.  Waiting until they move out isn't the time to find out they state they have a much higher deposit they are expecting back.

No, think about the issues that will come up as they don't have the rent and, since you are their friend/family they think it will be ok not to pay for awhile.  If you were house hacking it may be a little better since you see them often so that would be case by case but have a plan for when they don't pay.

Evening @Joseph Henderson,

Welcome to BP and congrats on taking action, reaching to try to learn more.  I'm in CA but I found a local club for you.  Go to https://nationalreia.org/, which is the National REIA homepage. In the center of the page it has a link to "find a local group". I clicked on it and scrolled into the Jacksonville area. I see one club listed.

If you do the same you should be able to get the address, schedule and other pertinent info.  You should be hear about other groups if you go there.  There are usually people who attend the other meetings also and may provide info.

I'm sure there will be other responses also.  If not, search for other investors by location and send them a message.  Also, you can set keyword alerts in BP for your city and "meetup" and/or "reia" and you should get alerts.

Evening @Lance Dengate,

There are numerous threads on this here on BP.  Many investors from CA invest out of state due to the prices here (I'm down the freeway in Elk Grove).  I have been investing out of state for five years now and have 15 homes in Memphis.  For me, that made the most sense.  You will find CA investors investing in all of the popular markets throughout the U.S.  There are about 10 that are discussed often and hundreds that aren't as popular.

Set up your criteria for homes, returns, quality of properties, etc and then start looking markets.  Narrow it down to three and then really start to research them and search the threads here to find the best place for you.

Feel free to message me if you want to meet up for a Jamba Juice or lunch sometime. Also, there are three REIA groups in town, including 1 in Roseville plus the Real Estate Round Table that meets every other Monday off Fulton and 80.
