Thanks for the info.  I will be there.  I figured there was someone who was running this out there.  I'll pass this along to @Robert Burge and others who have been asking about it.  

Now that the time's posted I hope others out there are interested and will attend.  @Al Williamson, you should stop by and check it out.  I'll talk to you about the email list next week after the meeting.

Evening @Mariam Jalalzada,

Signing the lease to me is the 2nd most important step in getting a tenant into your home.  Number 1, for me, is getting a highly qualified person who has the means and ability to be a great tenant.  You need to fully screen whomever you may want living there.  There are plenty of discussions on it.

I recommend you look for lease for Washington, DC, not just any lease.  I have them for the California Apartment Association here but the rules/laws are different here.  I would Google Washington, DC lease or find a local apartment association or group that deals where you.  That should cover all the requirements for DC.

I'm not sure as this isn't my meeting.  I hope so because I'd like to be part of a group that meets at least once, preferably twice, per month.  

I was asking about if we fit and how well this place can accommodate us.  I have been around the place many times but never been inside.  

We can get another group going also if this one is only meeting once per month or isn't regularly scheduled.  

@Al Williamson has a group email list from the meetings he has held.  I have been a part of all of them and so we can try to help get this group going.

Evening all,

I'm planning on attending this Sacramento event.  Interesting location (Limelight)  Will there be room for us inside or will we have to sit outside in the patio?  Do we get a local group concert after our event?

I'm open to a Sac meetup. I have participated in a few other than the REIA's but they don't tend to have much attendance and haven't lasted. I'm open to helping with the set up also. Let me know. I'm in Elk Grove also but that's not easy for everyone. Downtown or nearby there off 50 seems to work well in the past.

@Alex Craig,  you should stay an extra night and hit Irvine/Long Beach Friday night.  Sounds like you would get a good group of people and I'd meet up again Friday night, for more free food.

@Bo Kim,  I fly into Irvine on Thursday around 12 and then head to Long Beach.  If you or others want to car pool I can drive by and pick you up near the airport in Irvine.  There is a Bank of America HQ with plenty of parking behind it next to the Chevron.  

If anyone wants to carpool from Irvine then I'm in.  That will save some time.  I can drive.  We can meet on the back side of the BofA headquarters.  There is a drive up ATM where a lot of Uber drivers park.  It seems safe.  I should have room for three others, maybe more, depending on the rental car I get.  

Probably around 4:15 to 4:30??  We can check Google maps during the week to see how long it takes to get there at that time of the day.  

@Daniel Godbout, I can pick you up along the way if you want to ride with us in the carpool lane.  Pick a spot off the 5 along the route.

@Kiani Gonzales, Yes, it's worth it to make connections if nothing else.  There should be other local investors.  Also, @Alex Craig has a great company that allows people to invest in homes outside CA where it is expensive.  If you don't buy a house that's fine, you still get a lot of good info and free beer and pizza while learning about his market.  I have 16 homes there so it works for me. 

@Daniel Godbout, I'm going to try and get down there.  I am in Long Beach for Army duty this weekend but not sure I can get off in time and drive the 90 minutes to get there before it ends.

To all of the other investors down in San Diego, Oceanside, Escondido, El Cajon, etc, if you are interested in turnkey or have questions this is an excellent opportunity to meet the owner of a quality company.  I meet with Alex every time I visit back there and I was at his last event in the LA area (I'm the good looking guy in the middle in the back row).  If you are available you should go ask questions and mingle with other like minded people.

Both are great companies.  I have quite a few turnkey rentals in Memphis and I talk with both companies fairly often.  I also visit Memphis at least twice a year.  They are both very experienced in Memphis can't think of a bad thing regarding either.  All I hear is good.

Probably the biggest difference in the two that I notice is that one is very large and one is smaller.  You will get very good service with both.  They cover much of the same areas. 

@Curt Davis is right.  Look at all of the reviews here but you will need to go with your gut in regards to which best suits your goals/requirements.  The best advice I can give you is get your feet on the ground.  Visit, at least the first time you are buying, to see the quality of homes and the neighborhoods you want to invest in.  Neither invests in bad areas but nothing will ever be better than driving the neighborhoods and looking at the actual house you may be buying.
