Hey Sam. I do not personally know anyone in short term rentals here but I venture that they would do real well on spring garden st as well as the areas surrounding the coliseum. People always travel for those big live shows and conventions that happen there pretty frequently, and much of the time they need a place to stay. Also parents visiting thier children who don't want/can't stay in thier children's often cramped college housing.

Hey everyone. looking at a property right now in the Glenwood area. The floor sags in certain places and this is due to to beam issues under the house. the beams have to be either replaced or repaired. the house is 1 story and about 1300 sq ft. how much would you guys say this would cost? just a rough estimate.

Yeah that's what I was thinking too, hold it and then sell it at a later date if the the seller is willing to come down on price a little. Thanks so much Greg!

Hey everyone, I am a wholesaler from NC, it is completely legal in my state, my partner and I have closed deals using assignments. My question is would it be advisable to get an 18 acre parcel of land under contract and then assign it over to a developer? Our contracts state 30 days or less, and I understand that many people who develop land have a lot of issues on thier end to deal with before ever purchasing land, for this reason the land sits and is harder to move than a typical piece of real estate. Would you advise outright purchasing the land and then reselling it at a later date? We only ever do assignments, but I know that it takes quite a while to sell land (less interested parties, lots of legal, strategic, zoning issues on the devs end). What have your experiences been with wholesaling land?

Ok, thank you so much Brett, do the same comping rules still apply? We always try to use similar builds, rooms bathrooms, built within 10 years of one another. No more than 1 mile away, what would we do if we couldn't find more small multis within those parameters in the location? Regardless we will now make sure to comp them higher.

Hey everyone! We typically use a comping software (Propstream) to run comps on SFRs. My question is in our market how do we comp duplexes, triplexes and quads? would we use other SFRs in the area? do we value them a little higher than SFRs in the area because they are multiunit? lets say comparable single family homes in the area run around ~$33K. Would a duplex in this area fall in line with its available comps? or is it reasonable to assume that it holds a significantly higher value? say around $50K or so.

Hey There @Rusell Brazil, I was under the impression that the motivation for the realtor was collecting both sides of the commission on such deals. Would we typically pay these commissions out or would the end buyer pay them out? or does it all come down to what we negotiate, making it variable?

Hey Joe! A lot of these realtors have cash buyers lists of their own, so they represent these buyers. We were told that it was a good idea to place these realtors on our cash buyers list because one of them equals multiple buyers. Again though i am so confused as to how this works, I also believe that the commission should be handled on-top or outside of the contract between the end buyer and the realtor, I was talking to an experienced guy at a meetup the other night who told me that he factors it in to cost and hands over all his contracts to a realtor (he has no buyers list and depends wholly on this realtor to dispossess).
