The brrrr strategy is what I have been leaning towards as well, it just doesn't make sense to me that we would be taking on all this risk to make less money than we make by working our current jobs. We would essentially be paying to take on risk to make less money than we currently make, and would have to keep reinvesting the profits back into the flipping bussiness for 2-3 years in order to do more than 1 flip at once. The whole reason we are even considering this is to funnel money into the purchase of properties. Natalie are those clients in NC? Thanks so much btw I'm a complete newbie and you're such a huge help

Yeah honestly that's what I have been trying to tell my partner. In my opinion flipping a house in our situation simply is not worth it when the HML is factored in and taxes, considering that a flip takes between 4-6 months. We would be making like $1000 a month at that rate. Thank you Jason!

So is it the short term capital gains tax plus self employment?

Hey there BP community, I am a newbie looking to start flipping houses with my partner starting in July-August 2019. We are attempting to figure out what the average profit margin is for flipping a house in Greensboro NC, is it possible, probable or a long shot that a 20-30K profit margin can be achieved in this area? What is the average time between acquisition, rehab and sale? Is it the average 4-6 months that  J.Scott mentions in the book on flipping houses or is the Greensboro market different?
