Looking for experiences or feedback around landlording and Section 8 applications. Any drawbacks or have folks had generally good experiences? This is specific to Arizona, but all feedback is welcome!

Our renter gave their 30-day notice on July 31 but did not pay the August/last month's rent. They are leaving the house on August 6. Are they entitled to any of their security deposit? 

I'm considering moving forward with a Zeus partnership for the furnished option, and was curious if anyone had any recent feedback about them? They manage quite a few properties in the Seattle area, where I purchased.

Hello! Looking for property manager recommendations for a MTR in the Seattle area. Any help is appreciated!

Considering buying a STR property in Seattle instead of the Eastside, but I'm concerned about the city council - their laws around crime as well as landlord regulations. How has your experience been as a STR owner? I heard they're hard on landlords, but maybe not on STR owners - is that true? Also, has crime impacted your STR and guests?

Likely will buy a home for a STR with mostly cash, but a small loan is a possibility. I realize the Fed will likely raise rates in February, however, that should drive home prices down.

Better to wait until later in 2023 or buy earlier?

Is there any data about what's the better investment route? Short-term rental, long-term renter, or just keeping money in the stock market. I'm seeing the average return in the stock market is about 10%, which beats the rental options, however, that's all market-dependent. I'm planning on retiring in about 15 years. Perhaps it's best to diversify and do a little of each?

I've received conflicting advice about putting a home up for sale in December. In the Phoenix-area, current market, is it better to wait until January or ok to list in mid-late December?

Hello, I am looking for a vacation home for me and my family to visit a couple of times a year. I'd like something either near a beach or lake, and then use it for a short-term rental when we're not there. However, I don't know what market I'd like to be in. Does anyone have a good resource for helping to narrow down a STR-friendly market? Not exactly sure where to start!
