January or December to list?

I've received conflicting advice about putting a home up for sale in December. In the Phoenix-area, current market, is it better to wait until January or ok to list in mid-late December?

@Stacey H. We see days on market up and buyer demand down during the holiday season. However, we also see inventory down as many sellers choose to wait until after the first of the year, resulting in less seller competition.

many sellers choose to wait because coordinating showings and getting a home ready for market during this time of year can be overwhelming to some. If that isn't a concern to you then there isn't a big downside to getting the home on market. You may just need to be a bit more patient.

Hope this helps!
