Sorry to hear. Seems someone is watching the place if they pick a time when contractor leaves his tools. They are watching  habits/tendencies.

We used Frontpoint which promotes it's tenant friendly - it can move with tenant. It's web based driven

There's a 30 yr experienced colleague I know that has an armchair service providing exactly what you are looking for.  Landscape architect uses photos and Google earth to put together a plan for you. Nominal cost. PM me if interested.

you may not be able to take a loan against a property you can not show ownership. Have the friend add your name to the deed.

Great looking house, but 70% fire damaged.  As a newbie, what I see is a class b/c property with graffiti. How's the rest of immediate neighborhood? Turning into a C- or b+ area? I'd double and triple check those recent comps. A 7br/1b is an obsolete configuration. For the sqft what is the typical # of bedrooms in the immediate neighborhood and where does that pricing fall?

Personally, I'd wait until something more lightweight came along. The profit margin may not be as great but the chances of success are much better.

for more upscale properties, consider putting different door and drawer fronts. Keep IKEA box and hardware.  Semi-handmade is a reputable online dealer per popular home sites for replacing IKEA cabinet fronts.

the quote I recently received from IKEA's partner traemand/freedom was about $1800 to assemble and install 8 boxes, base drawers, and filler do-dads, etc.  Their cost to do the rest of the kitchen was pricey.

look at ikea's laminates.  IIRC pricing in my local IKEA runs $79 for a 6 ft section. They have several dark colored ones.
