1.  Create your list of requirements/screening criteria.

2.  Post the criteria in the ad. 

3.  Pre-screen all prospects for the open house.  Why have someone come to open house that can't meet the requirements.  Don't say it's an Open House per say; just tell them to show up at a certain time.  Show the inside of the house to one prospect/family at a time.  Continue to qualify/find out more about them while showing them the house.  Ask them questions regarding your criteria

4.  Provide applications at the open house.

5.  Credit, criminal, etc checks performed

Post on Zillow. It feeds to trulia and hotpads.   you won't even consider using Craig's list and its maintenance requirements.

      yes my knowledge of that area is dated.  Big congrats for getting into that area. How far out are you? I have 2 alumnui in immediate fam.

yes a security system is prolly best in that area. Are there still deals there that the city or temple haven't already purchased?

@Derrick Atkinson   Be careful with vinint; I hear you have to send them a telegram or something crazy in today's world to cancel.  I have a long time hold in east Germantown.  When filling the SFD recently, We had serious interest from Arcadia 3rd year undergrads and a pair of working Arcadia grad students. The size and condition of the house was their draw to the property. None knew the neighborhood and without sounding discriminatory, I didn't think students were a good fit.  It's a pretty old residential location and wanted a good fit with the neighbors who keep an eye on our property. I put a decent amount of money into updating the property so I was looking for the perfect fit.

The big advantage upfront with doing an owner occupied multi-family property are the loans you would quality for as an owner occupant and the much smaller required downpayment.  You won't need to live in one of the units for very long.

@Sonya Hansell - another option: Check with a realtor. Their software usually includes forms for leases. It's already state approved.

   our time w/ Frontpoint security was pretty uneventful so ok w/ them. I didn't realize it but I found out near the end we had a 3yr contract. I put in the alarm system with the thoughts I would move it when I did my first flip. You can move the system to diff properties so saw it as a plus. We updated and leased that house aug 1. New tenant wasn't interested in keeping it. We have 3 months left on contract. My DH handled a lot of the deets. Frontpoint does require 30 day lead time to cancel (we must've missed that little detail). I still haven't found that first flip so I just packed up equipment for now.  Frontpointsecurity Monitoring was 42.99/mo.  Equipment was a freebie and in that neighborhood they used Verizon tower (?).

The frontpointsecurity system we had/have was cellular.  We didn't have cameras but I believe it can handle it
