@Percy N.  when did you last encounter the out of stock issues.  Earlier this year ikea switched to a completely new system for all their cabinet lines. (The photo is from their new lines).  Before new lines came out, I heard there was a lot of inventory issues.  IKEA's butcher block was well-priced but I read not so great things about it; I think they may have discontinued it.  We're lucky anyway, we have two stores within easy driving distance.  Disclaimer: I have no relationship with IKEA other than an occasional customer.

@Anya K.  it's a wave embossed tile.  Got it from lowes. Seems Home Depot now  selling same but a different size.

@Anya K.  your kitchen looks really really nice.  I did the off-white shaker ikea cabinets.  FYI though - the soft close is an inexpensive upgrade vs standard doors/drawers close.  Looking at the base cabs and waterfall island countertop, did you spend some time on GW? (Hehe)  Is the countertop quartzite? White Macabus?

Finally had success with photo upload..Photo of rental cabinets. Just did a galley for rental, fridge built-in and adding a pantry etc on other side of room at sale time.

I think you should review your needs and select based on that.   There are several local banks in my area so I did have some choices. After reviewing my needs, I called around to the local banks and my current bank could not meet all my needs. I held off from opening a rental escrow and checking accounts until I selected my tenant. I wanted to select not only a good tenant, but one that also banked/paid bills electronically.  I wound up going with same bank as my tenant uses; the banK met all my needs.  The big plus is that the electronic rent payment goes into my acct as cash instead of having to wait for the monies to clear.

@Justin Pumpr - I recently filled a rental and had a similar process.  I didn't call back but, like you, responded via email/text with pre-qualifying questions. Yes, the drop off was big but you don't want to waste your time showing your place to anyone who cannot afford to rent the place.  Not sure why anyone would want to see a place they wouldn't qualify for, but they have no problem wasting 'your' time.  Just look at the drop off as as a good thing.  Only the (mostly) serious ones will respond.  

My approach - I don't look for reasons to accept an applicant. I look for reasons to disqualify applicants - whomever can jump through all my 'hoops' is prolly the right tenant for me.

I recently had the off-white IKEA cabinets installed in a rental property. There are several price points within their lines.  I installed it In a C type neighborhood; still mostly homeowners but subsidized housing is not uncommon.  I spent a lot of time considering products for the rental update since I am also looking at perhaps selling it in the near future. (Recently completed a new kitchen in my own home; did extensive kitchen research ).  I went to some of the local places that rehabbers use, but really didn't like the colors (yucky orange "stain") nor the quality.  Maybe when flipping, there may not be a need for what works for the 'long term'.  For a rental with sale potential, I needed something that could be quickly updated for nominal cost.  The IKEA cabinets carries a 25 yr warranty for replacement.  They use Blum hardware, which is typically hardware found in the higher end and custom cabinetry lines. If a tenant damages a drawer or door, or perhaps manages to bend a drawer rail, I just take it back to ikea and get it replaced. No questions asked. YMMV based on your needs. I suspect I'll be replacing the laminate countertops several times, but don't expect to ever need to replace the cabinetry during our ownership.

The prospective tenants loved the kitchen and I expect it to also be a selling point at the appropriate time. A lot of things at IKEA may be cheap and crappy, but their cabinet lines do not fall in that category

It's your property so Run them thru one of the landlord services like smartmove.com, a transunion subsidiary.  Just takes minutes.  If potential doesn't want to do that, move on.  Scruntinize - it's a pay now or pay later (eviction process).
