@Raymond Temprano

Sorry I didn't get fo your offer questions. Yes, I'm still looking to sell the property. The property is located in Burlington County.

I've seen you a PM for the lawyer info. If you're interested, I can provide you the property address as well.

Thanks!

Thanks @Raymond Temprano and @Lindsay Op de Coul.  I've sent both of you a message.

I'll reach out to the suggested attorney's and get their input.  This current attorney has been sitting on my case for almost 2 years so hopefully I can change over without redoing much of the work he had done.  That's assuming he was actually doing stuff in the first place!

Thanks, everyone.  Appreciate your input.

The whole thing has been so financially and mentally draining.  Some slight movement in the right direction would bring a glimpse of hope but even that's uncertain at the moment.

Hi @Ron Brady, i'll PM you shortly. Thanks!

Can anyone suggest an attorney they've used in the past for NJ evictions during covid?  I have a non-cooperative tenant who hasn't been paying since June of 2020.  My property management, lawyer has tried to approach them but they just get a mouthful of getting cursed out.  I've also had the property listed for sale a few months ago, the tenant refuses to let potential buyers/investors view property and won't leave property if i were to sell it sight unseen.

I have also tried cash for keys to no avail. My lawyer has filed an eviction a few months ago and requested a trial but he says I have to wait this out until state moratorium and court backlog ends.  I don't know if this is lack of experience on my lawyer's side but is there anything else I can do?

Appreciate any legal referrals or general suggestions!

Been waiting for NJ as well.  I filed mine end of February, i hope it gets through and done with by end of March.  Tenant going on almost a year of no pay.

NY (Long Island) tenant owes $48,750. Started eviction Dec 2019, covid hit and she has rode the wave!  I have had 3 court adjournments since then. My last landlord / tenant hearing was scheduled for March 10th 2021 and the county just kicked it to August! Even if I secured a default judgement, I could not evict bc of the Federal moratorium until September 30 2021. Not sure about other states, but NY specifically Long island is particularly difficult to evict in general, At this rate she will likely be there for 2 years w/o paying her rent of $3250 per month. CRAZY!

This is ridiculous, i thought my situation was crazy with 8 months of non-payment.  I think NY and Jersey is identical when it comes to real estate laws.  Best of luck.

As for me, I've been fed up as I owe up some investors money so looking to sell quickly.

Hi all

I wanted to seek your advice on what to do with a situation I am in right now.

I have a property in South New Jersey and my tenant hasn't been paying any rent since June of 2020.  I have so far been unsuccessful with my lawyer trying to evict the tenant due to covid restrictions.

I spoke to another lawyer today and he suggested that I can file a lawsuit for the amount of rent unpaid so far.  That should scare them off or might want to work something out to leave the property.  He has used this technique elsewhere and it has worked with some money given to the tenant as well.

The problem is I've done everything I could with the tenant including wanting to pay up to $3000 to leave but they just refuse to do so.

Anyone else going through a similar situation?  Should I hire another attorney to file a lawsuit against the tenant or listen to my existing attorney and wait it out and get inline for eviction court date?

Thanks!
