Post: Loan Officer needed in Florida

We are in need of a loan officer for Investment property purchases in the state of Florida. We currently have 5 deals worth 1M+ with a loan officer who comes in at or around 10AM in the morning and leaves at 4PM. These hours will not work for us. Some of us are located in CA and others in Colorado. Even if we were in the same time zone, we are not interested in a loan officer who has set hours when we have this many deals on the table.

If you are a pit-bull, who knows how to be creative, familiar with the STATE of Florida's lenders and work until the deal is closed regardless of the hours, send me a PM so we can talk. Please, we are in need of an experienced and creative loan officer.

Can you clarify whether you spoke to someone at Credit Engineers, the company the post was referring? I was confused because you mention emailing him and directing him to the post. Did someone respond to your email after you spoke to them?

That is correct, refund your money.

I have done research on removing bad credit and have found the removal is not based on whether it's true or not, but how the creditor handled the account according to the laws which govern them. If they made a mistake or missed a step in the process of trying to collect the monies owed and reporting to the credit bureaus, the items can be removed whether they are true or not.

There are soooo many posts on this subject through out the board. I would suggest you do a search using the word "assignments" and your question(s) will be answered.

Has anyone heard of this company? They say they will GURANTEE removal of bankruptices, foreclosures, late payments, etc for hefty fees.

That's what they all say. Once you get the list, you will soon find out he/she is not direct on 99% of the properties and he has to call someone who will call someone who then calls someone else and they may be or may not be direct. Don't waste your time.

Both of your questions have been covered in many different posts; in the "Search" section, type in assignments and finding investors. I am sure you will find everything you need.

That is not loan fraud. The Seller can give credits for the repairs of items in the home, such as new carpet, painting, etc. As long as it is disclosed to the lender on the HUD, IT IS NOT FRAUD.

I have had a deal disclosing numbers to the lender on the HUD. The lender came back and instructed us to remove the numbers from the HUD and deal with that situation after closing. That was instructions from the lender.

I think we need to be careful about using the word fraud every time a Buyer gets cash back. It is not that simple.

Jessica, if this deal is in GA, make sure the lender the Investor uses will allow assignments. Many lenders allow assignments, but not in the state of GA.

I don't sign them nor do I use them. You are right, if someone asks me to sign, I move on. I don't have time for that. I feel if you get burned, don't work with that person again; move on. If the Investor wants to go around you, they are probably not Investors you want to deal with anyway. I say good riddens!
