I woukld say pay the title company just because of the future relationship you are trying to establish with them.

I have been doing some research on cash back at closing. I have found different opinions as to the legality of such transactions. What I am consistently finding is the purchase price is inflated fraudulently so the loan is given to a property that does not have the value on the contract. What if the value on the contract is the actual value and not fraud? I have not found discussions on the value of the contract being the true value. Any opinions?

Post: Who's investing in the Atlanta GA area?

I think many Investors are hesitant to purchase in GA because of the fraud issue. When I speak on fraud, Im not referring to only mortgage fraud. Many Investors are sent pictures of nice homes, however, they are not in a great neighborhood. The Investor, not living in the area or state, doesn't know that the home next to the home they are going to purchase is boarded up. The home 5 houses down is also boarded up. The home 2 houses down looks like a dump, but someone is living in it. I think you get the picture. To make a long story short, Investors were getting burned.

I wanted to take time out to finally introduce myself. I have been continuously reading the posts, however, I took the position to sit back and read BEFORE posting anything on the site. I think I am ready to move to the next step.
