@Cody Collins I would turn your current property into a rental, use some of the 100k for down payment and rehab on the next property, get some roommates for rent on the other rooms! You would essentially have two rental properties already! Sounds like a great position to be in!

Hi @Steph S. I have a unit in Westminster that I currently House-Hack. Denver Metro is a large area and sometimes you can find deals a bit outside of the city that can work really well. With the down payment and credit that you have, I would say you're pretty ready to go ahead and find that deal. Might be worth confirming you can get 95% LTV for HELOC. Say you can only get 90% (a lot of lenders only go up to 80%) it might steer your plan in another direction. Just something to confirm before putting things in motion. Kudos to you for the deals on the lots!

Give your agent the letter with the maximum. Your agent can still shop with this and look for deals with lesser amounts anyways. A good agent will not push you to your limit, unless a perfect deal falls into their hands. In some cases, having a letter with a maximum amount helps in a competitive market as well.
