Check Meetup for some REI meetups in your area. You may come across some folks that are doing exactly what you would like to do. Be a sponge.

 @Rashaad Jones Where I think someone that is inexperienced can get into the market creatively is to use the fact that they might be willing to occupy a home as their primary residence and use that as leverage to partner with someone that would be able to put up the funds to finance a purchase. For the experienced partner, they might not want to occupy themselves, but still want to take advantage of low down payment and lower rates for primary occupancy financing. The newer investor can step in and fill that role to create a partnership.

The best way to find someone willing to partner is simply networking. Going to real estate meetups, events etc.

@Rashaad Jones Our market is pretty crazy for reasons like you mentioned above. We haven't slowed down in the slightest even as rates have climbed. We are the perfect storm of low inventory and high demand, so a lot of properties are still going for over asking price. 

That being said, there are still investment opportunities, you just have to get creative and plan on cash-flowing later rather than right away.

If you end up wanting to go FHA and it's a 3-unit, make sure you look into self-sufficiency. The other two units that you yourself are not occupying have to cover mortgage payment based off of rent schedule. In my market, that can be a huge issue. Might not be the case for you, but is something that is often overlooked with the FHA strategy. Talk to a trusted lender and they'll help you navigate this guideline.

@James Heiberg The mindset I am seeing in Denver right now is looking for a property that may not cashflow AS you live in it, but has the potential to cashflow once you move out and it's fully an investment property. That can happen for a few reasons: you can rent out the room you were living in for more rental income and can rehab some things while you live in it.
