Hey @Ben Morand our local REIA meeting is tonight, it is online only for now so networking isn't really an option, but getting dialed in to that community is what propelled me. Once the meeting start up again, you'll be able to meet tons of local people like wholesalers, flippers, contractors, hard money lenders, mentors and so much more. You can hop on the zoom tonight, register at cfri dot net. Also I live in Clermont and know the area you are talking about pretty well, happy to talk over what you have. I used to live in that area back in the 90's, I owned a restaurant at 434 and 436 and have flipped two houses in Apopka.

@Devin James Great Find! Those are very sought after, what are your plans..flip or rent it out?

I can't post links or contact info here unless you contact me. But here are a couple.

Pillar to post is a good choice, as is The Inspectagator (Jon Bolton, way worth the little extra up front costs if you want to renegotiate later) and Hero Home Inspections (Mike McFadden) If you want thorough but cost effective, try ARB (Andrew Braun). 

Keep us posted, if you don't follow thru with purchase, I know many who would want it!

Hi @Matheus Dias. I'm in Orlando also and deals for $50-60k are way outside of Orlando, unless it a mobile home. If you are a cash buyer, some of my wholesalers have deals like that sometimes in the outlying areas, but at that price, you will be getting a small house more than likely and may not be very much room in it to make any money as a flip.

@Devin James I would go one step further and let us know what type of property you are under contract with. Some inspectors are great at historic homes, multi-family, new construction etc. They are just like everyone else, they have 'specialties' and limitations on knowledge sometimes so make sure you are finding one that is best suited for the type of home you have. I have several amazing ones I can recommend (from 'just the basic 4 point' to 'I'm so thorough, I will help you in renegotiating that price!

Hi @Melissa Howell I'm in Orlando also and do a fair amount of flipping. I would be happy to talk to you about some of the challenges, benefits and strategies that might help you out. Finding properties under 100k will be challenging enough unless you go pretty far out from Orlando. The seasoning period of 90 days is mostly due to the end buyer of your flip using FHA for financing, which doesn't allow for that.
