At the end of the day you live and learn. There are other deals out there. You just got to sift through the dirt to find the gold.

In terms of disclosing your intentions with a property you put under contract... You don't need to say anything about flipping the contract and/or wholesaling the property when negotiating with the seller. You should, however, make it clear to him that youre a real estate investor. That's all the seller NEEDS to know. 

Now in regards to how your deal fell through. Its not an uncommon issue with inherited properties (in this case) that have multiple owners. The brothers might not have been on the same page as far as what they wanted to do with the property. Anytime you're doing negotiations with two owners on the same property you need to make sure both of them are at the property during the negotiations and/or signing of the contract. That way they are both on the same page.

Hey everyone. I've got a quick question on the closing of a property. I've been shopping around for a closing attorney in my home state of North Carolina. I'm having issues finding an attorney that can do a double or simultaneous closing. The attorneys I have talked have said the fastest they can do is a double close in a 24 hour period. Will this timeframe still fit into the wholesaling strategy?

I just want to make a quick introduction of myself. My name is Brandon Kargol and I'm stationed at Ft Bragg. I'm currently deployed until July this year. I'm going to be hitting the real estate market hard in Fayetteville once I return and I'd like to build a network of fellow investors in the Fayetteville and Raleigh area! I'm getting out of the military in November and will be staying in the area to build my business. Anyways, I look forward to working with some of you folks down the road!

Rick f is correct. Here's the thing though, you can NEVER go wrong having an attorney look over the contracts you choose to use. As I'm sure you already know, each state has different standards for real estate contracts and a real estate law attorney can make sure your protected with the right clauses in accordance with your state. I hope this helps!

Thank you Bill and Shawn. I do consider myself very well educated with real estate especially in the wholesaling niche. I think all the other questions in the back of my head are going to take experience before they are answered. Have any of you done any distant networking?

I'm currently deployed overseas and I'm getting out in six months. I'm going to be jumping straight into wholesaling once I return stateside in NC. My question is, what are some things I can do now to start my wholesaling business so I'm ready to kick things off once I'm back in the states? I know networking is the biggest in this niche, has anyone had any success via online networking with real estate agents, title companies, etc...? Any other advice is absolutely welcomed! Thank you in advance
