Post: Anyone experienced with Z-Buyers?

I understand that most of this conversation on Z-buyer is from trying to obtain leads. I have a house in Corinth Ms I am trying to move off my books. I filled out their "sell your house" questionnaire. Basic info, area, asking price etc. I was then then prompted to confirm my interest by being auto dialed and had to enter a pin over the phone to complete registration. Along the way in the process the site tells you it will give you an "Estimated Offer". I have a feeling that the leads may not be worth while because people are just trying to see how much Z-Buyer will offer on their property. As @Kelly P. had said the lead was only interested in knowing how much it was listed for. I hope this helps. I will repost on this thread if anything progresses with this company if anyone is interested.

I did not even think to consider FSBO. I am going to look into that this weekend.

Hello,

I am looking for information on any and all ways to get funding to purchase rental properties besides getting a conventional loan. When I first started investing I decided to use my own money to buy and sell properties at auctions to build capital. That capital would then be used for buy rental properties here in Vegas for passive income. I thought by going about things this way I would never have to get another loan. My first experience with conventional lending last year was down right ridiculous and now that I think about it possibly criminal. Yes, it was that bad. I am finding that going about raising capital in this manner takes large chunks of money that cannot be freed up till the property sells. So after the third property that would have been a great deal but I missed out because most of my money is tied up, I thought maybe I should give OPM another chance. I am aware of hard money but that doesn't seem like a good idea for a long term loan. Any advice or info would be greatly appreciated.

Yes being in Vegas for the bubble bursting was an adventure. I purchased my first home a condo for 30,000$ in summer of 2009 and sold it last April for 56,000$. From my understanding last summer Vegas had a record high of foreclosure notices sent out. Even more so than in 2008-2009. So I am hoping to see an influx of inventory coming soon.

@Jay C. LOL I'm not as young as I used to be. I will be 34 in July. The reason I bought the 2 parcels of land in Pahrump was because they are apart of a what is (or what would have been) a new subdivision. Roads were graded and lots parceled out but no actual building. So what I here from the friend that I sent up the to bid for me at the county auction, was that one man was buying up all the lots. I am hoping that man is a new developer that is going to start building. And hoping even more that I will receive an offer on my parcels so that he may build his subdivision. But I agree. I generally would not be interested in buying land. Unless of course it has some special rights like mining or putting up cell towers.

Hello,

My name is Marie. Finally getting started on this pipe dream of buying and selling property. For the last 10 years I have worked in construction. And for the last 2 years I have been working as a Pipefitter/Welder in shop here in Vegas. As much as I love the work that I do it's taken a serious toll on my body. Also not really looking forward to another 115 degree heat advisory summer in a stiffiling shop working with hot metal. So I have pooled my money, started an LLC and earned the nick name "Ms. Trump" from my coworkers.

So far I have 1 rental property, 2 parcels of undeveloped land in Nevada, 1 more in Colorado, one SFR in Mobile, AL and another SFR in Corinth, MS. I buy property at auction, but them back together financially (Pay off liens and back taxes) then sell to flippers, investors and, anyone really, that wants to buy.

I am trying to raise capital doing auction sales so that I can buy rentals here in Vegas. Hopefully there will be a day that I wont have to wake up at 4:30 in the morning to go to work or have to tell my 9 year old son "I'm sorry baby, Mommy cant go volunteer for your field trip cause if I miss work I will lose my job"

So here I am,with big ambitions and an even bigger drive to make this work. Looking forward to what Bigger Pockets has to offer.
