Thanks John, Sarah and Michael for suggestion. Housing voucher told client that they are speeding the voucher process but they need a few weeks. I think the most that I need to wait is 2 to 3 weeks because the client is living in the hotel right now. I might just be vacant for Feb and half March. Also the house is brand new 2 years old not furnished. I will post on affordable housing to see if I get any good one. My gut feels that this client will be my long term tenant and I should wait for her.

Hello everyone, 

I really want to rent my house to a Section 8 voucher person; however, she is waiting for her voucher to be reissued because she wanted to move out of her apartment. I got a good referral about this potential tenant. But I need tenant asap.  I am thinking to list it as short term rental. Any recommendations? Our house is in Elk Grove, Sacramento. TIA!

 I would look into the Columbus market for it appreciation and cashflow. It's the Seattle of the midwest. We have Intel, Amazon, and Google's new data center coming to downtown Cbus. Most of my usually buy in areas like Old North, Old Town East/King Lincoln Bronze Ville, Merion Village, Driving Park, North Linden, Hungarian Village, Bexley, and North Hilltop.

I can send you a helpful neighborhood grade map that shows the different areas of Columbus.

Hello everyone! Newbie here, I need some advice about investment in Arizona (Mesa, San Tan Valley..). Thought about Stockton or Sacramento area but CA is not landlord friendly state and housing too expensive here to have minimal cash flow or break even with high down payment (30% of 475K). Which market should I look into with about 400 K or less and give some cash flow or appreciation? Thank you very much!
