@Aaron Arnold I am learning this BRRR method. Hope I can scale my portfolio too after I rent out my first SFH. Thanks for explaining clearly!

@Brian King following. I heard from my God brother who worked for State Farm said that he couldn’t issue any home insurance last year 2023. Did you try other companies? Or Your current resident home insurance?  Good luck!

@Joshua Christensen I listed on affordablehousing.com. The rent comp from rentcast, Zillow, BP (most are 3-4 beds, none are 5 bed) are much lower than housing standard payment. There are no house in the zip code has 5 bedrooms, so I feel mine is very competitive.  I have handful inquiries, most are family of 5-6. I hope I can get it going by next week. I am sure housing will negotiate the rent down.

@Alice V.. My property is in Elk Grove CA 95757. I put the house on the market for 2 weeks.  I showed to section 8 clients but they think I listed too high. My listing price is for 3 bedrooms voucher but the house is 5 bedrooms. On Zillow, the rent in the area is lower than mine about $500-750. About 93% owner occupied in this zipcode. Do you think housing won’t pay more than Zillow? Thanks!

Hey Lynn, the easiest way to find out is to reach out to housing in your area. Usually they break down their standards by zip code and need for the area.  You can also advertise your listings on the SECT8 website with them.  That's where a lot of the tenants go to find their housing.

Thanks everyone for your comments! I submitted to them my current statement but that was not enough. I then submitted the general information about my company withdrawal term to them. I hope those are sufficient.

Hello all! I have a request from my lender Rocket Mortgage asking me to provide to them the Withdrawal term of 401k even though I didn’t use my 401k to down for my rental house.  My broker said they just want to have the statement if I would have future hardship.   Is that something they ask for investment if we don’t have lots of money on reserve?

Hello everyone,

I really want to rent my house to a Section 8 voucher person; however, she is waiting for her voucher to be reissued because she wanted to move out of her apartment. I got a good referral about this potential tenant. But I need tenant asap.  I am thinking to list it as short term rental. Any recommendations? Our house is in Elk Grove, Sacramento. TIA!

Hey Lynn, I'm an agent and investor in the Sacramento area. Be happy to chat over the phone and give you a few options. Let me know when you're available to chat.

@Andrew Steffens: there is Sky River Casino nearby, it's 20 mins from CA Capitol. It has lots of hospitals : Kaiser, Sutter, UC Davis, dignity health 20 -25 mins away. Our HOA rule is at least 30 days lease . I just posted to affordable housing and will post on Zillow. The rent here is low if it's not for housing. Most owner occupied in this area.
