@Shaun Drone, you've got people with some experience so you can learn and get inspiration. I'm more interested in rental-ready property in Southfield and Oak Park. Mostly because I'm too chicken to walk into "distressed" properties. LOL

Check out some of the local REI meetings. They're full of experienced investors in all areas.

Try wix or weebly, free and super easy to set up on your own. But buy your domain name so that your web address is "yourbusinessname.com".

My speculation is that Oak Park is a desireable area for buy & hold investors. Thought I'd better verify before spending time driving for dollars. If I'm correct, what's your ideal price range and area? 

Although both take me outside my comfort zone, I think I prefer the phone.  My deals are out there and the only way for me to find them is to talk to sellers, so I want to get the wrong ones out of the way so I can get to the right ones. Live rewards action! I got that from Dr Phil and it works for me, all the time.

My thought is that if you send mail to the property address, whoever is handling the estate will either be picking up the mail or having it forwarded. 

I'm an introvert, so I'm reluctant to come from behind my computer in the first place. But I know what I have to do in order to get where I want to go, so...

Still, my partner and I haven't been consistent about finding deals. My goal for this coming week though, is to locate a set number of vacant or For Rent properties and contact the owners.
