This area is very block by block. This part of Carondelet is likely working class, and not super desirable, without being horrible. $150,000 could be pushing it, but likely requires customized review. A realtor could give you an ARV at which they think they could sell, but if you're just looking to refinance out, it could be tricky. Lenders are getting more conservative on the refi side. I have one coming up in a similar area that is going to need lots of work and so I'm reviewing the potential ARVs to sell it as an investment - but its not close enough to this one to help. That said, comps in Carondelet are more likely dependant on the immediate block. The range of this years sales was 33 duplexes ranging from 50k to 230,000. Only 5 of those were at or above $150,000. So not sure what's unique about your property, but that could be good or bad when it comes to value. :)

Hi Evan!  I can refer you to a few property managers, certainly the one that I use for my properties.  I tend to lean toward that there's more of a investment 'style' match that seem to work best, meaning not every property manager might be great for every investor and stylistically its best to interview a few.  Same for realtors.  I am a realtor and my client base is almost entirely investors.  I'd be happy to chat and see if it would be a 'match' for us to work together.  I have many out of state / country investors, as well as locals.  If you'd be interested, and can shoot me your phone number and email (privately) I'd be happy to have my assistant contact you to set us up a meet and greet. Hi all - looks like this thread is several months old.  I'd be interested to hear if any of you got together and are doing anything regular.  Me? I'm not new, I'm a real estate investor, I've built up about 23 doors over time, alot during covid.  I'm working on getting my last 2 buildings stabilized and then I want to just sit still for a while!  I typically buy value add and renovate, then refinance and repeat.  2 of my buildings serve as my residence, depending on where I am living at the moment, and are Airbnb's when I am not there.  I've mostly rented to travel nurses in St. Louis versus nightly rentals, But in Puerto Rico, I run an Airbnb full time when I am not there.  The remainder of my units are long term rentals / four family buildings and I will likely increase the numbers of doors per building in my next purchase.  I've done a handful of flips / renovations as well, but prefer to hold.  I am also a realtor, and the majority of my clients are investors as well.  This year they've been selling the buildings that make them the most money and buying "up".

Hi Everyone, I'm from St. Louis Missouri and Ceiba Puerto Rico, an investor and an agent selling for investors.  I'm not entirely sure that I'm coming in October, but I would like to.  I need to see how far I can get on some projects in the next month or so before I can make a decision. The good news is its always an OK time to buy because real estate is always appreciating, almost always in the long term.  So the people who thought it was at an all time high 5 years ago can make a KILLING if they want to sell, or just leveraging the new equity.   You'll spend more time trying to make a contract work, and you'll immediately not find the types of caprates you were finding even last year.
