@Kelly, I haven't tried bandit signs yet, but lots of people in my REIA group have had success with them. I am currently working the free classified sites and it is a constant task to figure out what works there because there are so many people doing it now. My first deal was actually word of mouth which is a powerful free marketing technique. Just trying to work as many angles as possible to bring good, honest, clean deals. Much success!

I am also a newbie wholesaler, but in MD, I've done one deal so far with a private owner so I haven't had the good fortune of dealing with a bank yet. Another good way to find cash buyers is visiting auctions either at your local court house or at the actual properties. Usually they are advertised in the newspaper or online auction sites. I used this method to build my buyers list, works well. Much success.

Welcome Kelly, I am also a newbie wholesaler, but on the east coast in MD. As far as utilizing a meager budget I understand completely, I have found budget friendly sites like Vistaprint can be helpful to stretch marketing funds. Office supply stores are also very economical, you can design your own flyers and print them or you can have the store assist. Bandit signs have also helped lots of people, I've found some information in the library that helped. Also using free online classified sites. You may be familiar with this info already, but if not, I wish you much success exploring them, just trying to be helpful. Happy investing!

Hello BP, I am a fairly new investor, working my way through as a wholesaler with the intention to rehab and get into buy and holds in the near future. I have some previous years of experience as a real estate agent, but am currently more interested in investing. I work full time so I spend most of my spare time researching investment strategies. Selling property as an agent is a bit different from buying as an investor, but it was a great lead into the business. I have had the opportunity to complete a wholesale deal and I am looking forward to my next one. I'm a member of a local REIA group and attend plenty of meetings. Can't wait to learn and share as much as possible from anyone in the group who wants to share. Thanks so much for the great site.
