Thanks for the invitation.  I'll have to see if I can manage to attend.  We ahve a toddler and half a dozen part time jobs to juggle.  That makes for crazy scheduling!

I hope some one else answers this.  I really would like to know.  

Did you go directly to the Gas Company with this problem?

Dress professionally and do your homework so that you know what you are talking about.  Everyone starts young and everyone ages.  In time, the *problem* of youthfulness will take care of itself as you continue to improve.

Good luck!!  It is good to start young.

Thanks for your responses.  The two places that I went to are the local bank ($12,000 down and a five year mortgage) and the local credit union. (40 % down as a commercial loan).  There is one more local bank that I'm going to try.

Is OO *Owner Occupied*? No. I need to live in the house that I own. This is an investment.

It is habitable - It just needs much better management that it has had.  I'm going to manage in myself.  I have been talking to owners and managers in my area who have given great advice.

I'm looking at buying a 4-plex in my area.  The asking price is $60,000 but it has been poorly managed and is only half occupied.  I want to offer $50,000 after I arrange for a building inspection.  

I've been shopping around for a mortgage.  I have $10,000 that I can put down.  One lender told me that the down payment would be $12,000 and they only do a 5 year mortgage, then it is refinanced.  

Another told me this morning that they required 40% down.  Ugh!

Should I call others banks?  Should I skip the banks and try a different financial institution?

I'm Lyndi Needham and I live with my husband in a small town in NE North Dakota.  I'm considering a 4-plex in a town about 30 minutes from where we live and I want to manage the property myself.  

We have raised 6 children and are looking for new opportunities now that the kids are gone.
