With the slew of COVID tenant protection laws, should there be a bit of drafting/additional information that needs to go into a lease renewal/addendum to protect us as landlords? 

Would love to hear from you as to how you are handling this on your renewals or new lease agreements. Thanks 

How many lease extensions can you extend on an original lease. 

We had a 12 month lease that we “extended” an additional 6 months with all terms and conditions of original lease to  remain in full effect during the new extended lease. 

Extended Lease is set to expire and would like to extend the terms and conditions of “original” lease an additional 6 or 12 months. Would we be able to write up another addendum extending the original lease or is it best to write a whole new lease.

Our HOA will be doing a 7 month extensive construction project within our condo complex.

This type of deconstruction will be noisy, (jack hammering, hammering....) dusty

(Dust from demolition....) and inconvenient.(workers M-F 8-5, scaffolding around the building for 7 months...)

The tenant is aware, has attended HOA meeting on what to expect and our original lease disclosed that construction may happen on property at some point during their original lease. Tenants have been here 18 months.

Their lease is coming up for renewal and need to determine if an additional addendum / disclosure needs to be included. Want to ensure that they will not come to us for any concessions or relocation requests due to “quiet enjoyment” etc other than what is originally agreed upon with lease renewal.

Anyone with expertise or experience with this type of scenario?

Which is best for requiring renters insurance - to be added as an "additional interest" or "additional insured" seems there are different viewpoints on this. Help!

We would like to include language in our lease that allows us to schedule quarterly/ semiannual inspections. Would be appreciative hearing how you approach this. Also, How much lead time do you give them?

Thank you. I appreciate your time and wisdom to respond. I was referred to a real estate attorney that I spoke to today. He suggested I use the C.A.R. Lease agreement  as he felt it covered most of all that I would need. However, I am not a real estate agent and do not have access to the form. Anyone out here in CA that can refer or offer suggestions. I would sure appreciate it! 

First time renting out a property. Need professional help in drafting up the lease agreement. How do I find a good real estate attny. someone meNtioned using eviction attorney. How do I find a good one? Help! Any advise or referrals for CA
