Quarterly / Semi Annual Inspections

We would like to include language in our lease that allows us to schedule quarterly/ semiannual inspections. Would be appreciative hearing how you approach this. Also, How much lead time do you give them?

Your state may require a certain amount of time, like 24 hours. My state law says we have to give "reasonable" notice, which is common sense. If it's an emergency like water pouring out the front door, I could enter immediately. If it's for a routine inspection, 24 hours notice is sufficient. If I'm going to do work or something that requires tenants presence or for me to be in the rental longer, then I try to give more notice and coordinate around the Tenant's schedule (within reason).

RIGHT OF ENTRY AND INSPECTION. Landlord has the right to enter the Premises for performing inspections inside and out, making repairs, alterations or improvements, in the case of an emergency, due to abandonment, or pursuant to a court order. Except in cases of an emergency, Landlord shall give reasonable notice of intent to enter and the reason for entering. Any visit by Landlord may be recorded with video and/or photographs for office documentation purposes. Landlord may place signage on the Premises or show the Premises to perspective renters or buyers during the last thirty (30) days of occupancy or any time the property is listed for sale.
