Hello everyone!

I've been using a couple softwares that have been very frustrating, so I wanted to reach out to this great community and ask for better suggestions:

I currently use Batchleads to pull lists and skip trace and A LOT of info is outdated - either it's already sold but it doesn't mention it, or the numbers we paid for (skip traced) are 95% bad.

I would like to hear back from you suggestions to replace it with a better option, specially to skip trace.

Big bonus if it also sends out text blasts such as rei reply, launch control and lead shepa. Anny recommendation of what's been truly useful is greatly appreciated.

I've been literally doing it all manually due to the poor response rate I got so far.

Owner was able to extend it until next week after I sent him a proof of funds letter but this deal won't work for me. If any investor is looking for opportunities to rent it out after renovating, Comps came back at $600k (conservative). Full reno came back at $170-200k. Total he owns to the bank $353k. It's too tight and I'm not familiar with NJ market.

Good evening fellow investors,

I came across a house that is gonna be foreclosured on Friday. I ran the numbers but there is little information to confirm the exact ARV and, as I'm out of the state, I don't feel comfortable moving forward and purchase it myself to deal with permits and Reno by myself. I'm looking for other fellow investors that are local and can perhaps purchase this property with me or I can perhaps wholesale it. Where should I start to get that done? Thank you
