Hello family,

I'm buying a property in Atlanta and would love some input from a GC or an investor familiar with rezoning as I would love to build an ADU in the back.

GA 30310

Thank you

@Lygia Bernardes The very first and the easiest step is to call the zoning department and provide them with your address. You can also email them and they typically respond in 48 hours. https://www.fultoncountyga.gov/inside-fulton-county/fulton-c...

You can also look at the gis map to determine current zoning and typically you would Low Density Zoning, High Density Zoning. If you have an R5 lot then chances are you can build an ADU. However, the size of ADU depends on the lot size and the size of the main house as it cannot be more than X%
of the total area of the main house. Here is a post https://www.biggerpockets.com/forums/44/topics/1080563-build... that shows some before after as well so if you have any questions feel free to reach out.

    Good luck and much success
