Your purchase agreement likely has a deadline in which to terminate based upon this due diligence, if you desire.

Investor purchases in an HOA are always a crapshoot until you get to review the documents.

First thing I would suggest is contacting your Realtor and asking for a market analysis.  That won’t cost you $700 and will give you an idea whether to move forward with the appraisal.

Did you buy with a conventional loan? Remember that FHA loans never drop PMI unless you refinance into a conventional loan.

Sorry to hear about your situation.  

If you had purchased a home warranty during the transaction, it would most likely cover replacement, however it is unlikely that obtaining a home warranty now will be of any use.

They typically only cover what breaks down after the purchase of a warranty.

I agree with others that you should get another opinion on the work required.

Do you have a financing contingency in your contract?  If an appraisal can’t be completed, you can’t get the loan, and your contingency should protect your earnest money, as well as some or all of your appraisal fee.

If the Listing agent took the pictures, you need their permission.  If they hired a photographer, you need that photographer’s permission.  
Copyright infringement has been a hot topic on some other Realtor forums lately.

This scenario makes me think that your Realtor hopes to minimize showings by other parties so that she can find the buyer and double-end the deal or another agent within the Brokerage. It would become an Office Exclusive listing since it can't go on the MLS without an address. Only other agents in her office would be aware of the property. Not likely in your best interests.

But ask!  Your Realtor serves you and should gladly explain more about the suggestion to do that.

It’s ultimately your decision, not hers.

Disclosure of your interest in the properties is absolutely a requirement when you are licensed, whether you are listing them on the MLS or selling FSBO.

All of your questions should be discussed with your Broker, as the answers may depend on local rules and your business agreement with your Broker.

If it’s listed with a Realtor, you communicate with the Realtor, not the seller.  Or have your own Realtor contact the listing agent.
