As covid restrictions lift, Brokerages will start more in-house education and meetings.  

Contact several Brokers and see if you can do a staging presentation at a meeting or do an entire class.

Building relationships by meeting in person is always stronger in my opinion.

I see two sides to this.

First, you have a prior relationship with your current Realtor, and pricing seems to be your primary concern, so why not discuss pricing with them?  You have input here and can stay with this Realtor.

The flip side is that if it’s about more than pricing, you aren’t loyal to your first Realtor, haven’t signed an agreement, believe the second Realtor who swooped in will actually do a better job somehow and want to use them, you can.

Unless you’re unhappy with your first Realtor, don’t base the decision on price, as they don’t determine what it will sell for, the market does!  Listing too high can still be shooting oneself in the foot depending on your location/market, even in a seller’s market.

If you like your first Realtor, have an open discussion with them about your concerns.  We work hard to maintain previous clients’ loyalty.

Hi Faith, have you been marketing your work to show it off?

I am assuming you maybe have your IAHSP staging certification or some similar qualifications and training.  If not, it may be something to investigate.

Create some ads and send them to Realtors, advertise on social media, advertise homes you’ve staged.  If you haven’t staged any yet, stage your own home and take pictures for a start.

What’s important to me is responsiveness, ability to get the job completed efficiently, having an eye for what style of furnishings will show off the property best, having inventory options and reasonable fees for the clients.

Maybe your Realtor thought you meant duct scope instead of sewer scope.  Ductwork can be assessed from the crawlspace.

Congratulations!!

That will vary widely depending on where you are and what’s considered normal. For example, if the house has a crawlspace, I don’t usually recommend a duct scope because the inspector can view the ductwork under the house. If it’s on a slab, duct scopes can reveal blockage, disconnects, decay, and is a great idea.

Scoping a sewer line is a great idea if there are a lot of trees on the property, people drive or park where the line runs, or the house is very old. You want to make sure the line isn’t cracked, blocked or decaying.

Your Lender will likely require a termite inspection, or at least they do here in most cases, so ask your Lender or Realtor.

By tank sweep, I assume you mean septic inspection? I believe that varies regionally as well, but they are a requirement in our state.

Is there a well to inspect?  
Should the home be inspected for mold or lead?  

Some things might be mentioned by the full home inspection to investigate further and you can consider those after reviewing the report, within your due diligence window of course.

While a Realtor might suggest inspectors that they know do good work, you always have the right to choose.

I don’t recommend any unless my client specifically asks for some.  My practice is to refer buyers to the websites listing qualified (InterNACHI or ASHI here in NM) inspectors and let them contact some to find out what inspections they perform, what special equipment they might use, how much they cost, are 2nd visits after repairs included in the cost and how far out they’re booking.

The buyer books the inspections.

Licensing is just going live here and so I will ensure buyers are given the opportunity to hire fully licensed inspectors.

In this market, I support finding a Realtor and getting full exposure to the buyers out there!  It’s amazing what people are paying for homes right now.

Sounds like the only reason that Realtor didn’t want to list it is because he saw dollar signs and wanted to take over your project and make a profit.  That will serve your desire to unload quickly but it won’t get you top dollar.

FHA loans are for owner-occupants only. You would need to pursue a different loan program in this situation.

Either the agent is just hunting for potential listings or they have an actual buyer.  They will represent the buyer and ask you to cover any commission typically.  My opinion is to list it with a Realtor to get the most exposure to the most buyers and get multiple competitive offers instead of working with just a single offer.  You can imagine how your net profits in a multiple offer situation will outweigh what this one buyer will net you, right?
