Hi Jamie,

You may (I use may lightly) be able to find a private lender who will consider your request. Oftentimes, these lenders are referrals and connected to someone they know well.   Generally, a down payment is required because lenders want you to have skin in the game. Regardless of the number of ads you read where a lender is offering 100% financing, you must read the fine print to find out what’s involved with the program. Ultimately, you must come out of your pocket with some money and not just for closing costs. This is especially true for novice investors.

Hi Daryl,

Whether you hold, sell or rehabilitate a note - that decision should be based on how much you will pay for the note and want to make.  What are you looking to yield? The concept of “time value of money” also controls how much you should be willing to pay for a mortgage note. This concept dictates that receiving a dollar today is worth more than receiving a dollar in the future. If you don't have a calculator, tools available online will calculate the present value of a future stream of income. And, don't forget about Dodd Frank, you want to make sure to follow the law.

This sounds a bit crazy that the town would just outright deny CO based on multi-family property. Are you working with an agent in the area? What's there feedback regarding this?
