The price you're looking to pay is very low, even for non-performing notes. Your price is not market rates. I'm seeing residential npns starting at $.60. Hi Andrew,

We offer a few refinance products that don't require W-2 income. The lenders have a DSCR requirement. Also, seasoning of 6 months meet their requirements. PM your middle score and rate preference and I'll let you know if I can offer options.

Hi John,

As Robert said, if the property's cash flow can support the debt, there is available financing. However, you should plan on a down payment at a minimum of 30%+.
