I go to the trustee sale for about 5 years now here in Las Vegas and most of the day I have a bidder at the courthouse step downtown Vegas bidding for me. I listen to the auction everyday. I NEVER SAW THE FEDS HERE.... Where are you guys getting all this info???

The only thing that we had was a guy that was buying lots of home at the trustee and wholesaling it without paying property taxes. He got in trouble with the FBI and the division but he hired an attorney and now he is back again to the game.

@Itzik Rapaport I would sell the properties with the highest appreciation without a doubt. I would not even care about the consistent return. I have all my rental homes for sale at the moment. I decided that rentals are just problems and I prefer to have the cash in my pocket as market seems to be getting soft day after day.

I buy at auction and never had a problem. To be honest the best way to learn is attending trustee sale and make sure you meet someone from a title company to help you with the research and learn how to appraise properties. Its simple and NOT painful.

Do it yourself and do not listen what people tell you what you should do when you do not see any experience on their advices. Its your money remember that.

I got a phone call from a realtor in Cleveland who offered me a deal on a property in zip code 44105 near Garfield Park . Connecticut Av and Turney Rd. Close by Calvary cemitery.

Warner Rd and Broadway Av...

Is this a bad area?

Its a 2 bed / 1 bath with 550 sf.. He offered it for $550.

@Pat L. I am not looking for hard money lender actually plus here in town the highest you get is 12%. I was kind of confused when you talking about 20%-25%.. But thank you I am not interested..

@Aaron Yates I am in the same situation as you. I had a short sale back in 2010 and I cannot get any kind of finance. Everything is cash. That is why I prefer flips because is cash flow for me instead of rentals. Here is the rental market is saturated because of he hedge funds that brought everything to rent. I am starting to think about move to another place where I can still flip home for a profit which here you still find but with lots of work and low profit..
