Cheap & Effective Wholesaling Marketing

Hello guys, I'm just about ready to start my Wholesaling Business in Southern San Diego. I'm in a bit of a budget to get started on Marketing to attract Motivated Sellers. I heard putting flyers in front of Home Depot and Lowes and Walmart is a good Cheap process. I also wanted to get into Direct Mailing .. How would I find Sellers with Vacant homes? When I close my first deal I'll invest more money into Marketing and grow my business!
