I’d do it if you can legally. So if your rent is 12,000 a year you lose out on 1200$; which can easily be made up on if you buy another cash flowing property!!! Min rule of 100/mo

Make sure it’s legal to do so and ensure he won’t break the lease before the deadline.

@Bud Gaffney. Money is relatively cheap and feds cut again. Take advantage of it. Tax write offs on mortgage interest as well. My vote will be the 30 year option to maximize monthly cash flow and reinvest it asap. Plus we are young

Great work man. I’m curious to hear about your shark tank experiences as well! Big fan of the show and Robert. I’d definitely check out the Aged receivables report especially when dealing with low income tenants. To hedge against it section 8 isn’t a bad option (I know In original post you didn’t need it). @Jaysen Medhurst Hey Jaysen, thank you I was meaning to go to the one this past week but family duties called. I do enjoy the REI meet ups, but I would also like to accelerate my networking team/abilities/skills. I am debating creating a networking event also. @Long Nguyen. A mortgage of 200 isn’t bad. Plus utilities and other items. If I was you I’d live there and build capital to buy a rental on top of it!!! Value can still appreciate while building equity. Also research if you rent more than 3 years you may not be able to exclude gain on sale of home. Good luck
