Pinellas County is going to have a much larger selection than Hillsborough County. As others have mentioned though, small multi deals are very competitive and still in high demand. 

Another option to consider is sfh w/ an adu. Still competitive but an added plus to that is you can go 5% down conventional instead of having to go 3.5% down fha or 15% down conventional, as you would need to do for 2-4 unit properties.  

Redfin has a solid search function to view sfh with guest houses if you click that option.

 There’s a number of factors to that. You’ll want to check the zoning, know what highest and best use would be, and consider getting a survey.

@Niti Bhat Looks like you must own for 7 months prior to leasing it out and min. lease is 7 months but as @Bruce Woodruff mentioned, call and ask to confirm.

Solid buy @Matt Smith. My wife and I moved to the New Port Richey area recently as well to get more bang for our buck. Really excited about the long term growth I expect out of this area. The Suncoast has been somewhat ignored in the past but think it's prime for lots of development in the years to come.

Pinellas County is a solid choice. With recent appreciation over the past 24 months, not a lot of properties pencil. What's nice about Pinellas though is that you have the option of single family homes as short term rentals and more small multifamily properties (2-4 units) than anywhere else in Florida. So you have some options. 

Pasco County is also showing a lot of promise long term as people look for more affordable housing solutions.

When looking in Pinellas County for less than 30 day stays, unincorporated Pinellas, Largo, and Indian Rocks Beach are the most STR friendly locations. St. Pete allows 3 less than 30 day stays per trailing 12 months, so it isn't a complete no-no. I'm also a big fan of medium term rentals in the area as well.
