Looking for a recommendation on how to organize my mailings and cold call lists. Looking to synchronize them the best I can so I can focus on the few activities that bring in the most leads. Here are some of the problems I'm attempting to solve:

-Scrubbing lists for active listings/recently sold properties and the DNC registry

-Updating lists to reflect market activity

-Skip tracing phone numbers

-Direct Mail automation

-Ability to add leads & lists seamlessly

Whether its a software, CRM, or manual system that you find to be effective, I'd love to hear how the BP community has conquered this problem faced by all scaling RE businesses. 

*I am a real estate broker, but I have found the investor community to be much more efficient at prospecting & handling data, for what it's worth.

BP family,

I am going to start sending letters to vacant land owners in and around my town. I have all of the mailing info ready. What would be the cheapest way to send these out via USPS? Anything cheaper than stamps?

BP,

I am a college student/licensed Realtor looking to get into the land flipping business. I've narrowed my strategy down to two routes: send mailers out to my county tax delinquent list, or select a neighborhood that is mainly vacant but is fully platted and has some new construction popping up (there is a specific neighborhood I have in mind). 

Obviously, each route has it's pros and cons. I do like the thought of working the same general area so I can get familiar with the values and W&S lines, but there are only about 500 parcels in the area, about half of which are on dry land and vacant.

Which would you choose?

from my experience, people have been talking up Springfield for years, but I don't see much to show for it.

Personally, I am much more optimistic about Riverside than Springfield. People actually WANT to live in Riverside, while the only people in my network that buy in Springfield are investors. Certainly, if you get in on the bottom of an upswing in Springfield, you could enjoy some nice appreciation on top of good cashflow, but the area seems much riskier than some nearby alternatives.

Abelino gave some great suggestions. Depending on what your strategy is, I recommend to people the Riverside, Southside, and Ft. Caroline areas. All are on different sides of town. Jacksonville is the biggest city (landwise) on continental U.S. and is growing rapidly so I would suggest doing your research of the different parts of the city and narrowing from there. I highly recommend Morgan Property Management. They have a great operation and do quite a bit of their own investing, which is a huge plus in my book. Cynthia is the lead there. Located in Jax Beach, a quick google search will bring them up.

While it certainly isn't the the nicest part of town, there are profits to be made in Fairfield. A rental could potentially be very profitable. My main concern would be getting a quality tenant. 

While I am very bullish on that area in the long term, there just aren't a lot of great employers in that area and therefore a lower quality tenant pool.

If you are confident in your vetting process, I think you may be making a great investment.

Mina,

I would suggest searching around your town for potential partners. He/she can leverage their credit, or you could combine funds and buy cash.

An alternative would be a hard money lender. It will be more expensive than a traditional loan, though. 

You can find either of these people here on BP or by asking around town/issuing ads in your local classifieds.
