As others have mentioned, I would recommend replacing handles, patching holes, and clean/sand/prime/paint the cabinets.

We just got a couple quotes to do the exterior of a 1550 sq ft in DFW area (for a relative) ranged from $2500-4000 depending on what they all included.

As a couple others mentioned, I would run comps and get a couple other estimates and suggestions from other realtors. 20% is a bit of a difference, so getting more information one way or the other will help.

We personally use Hubspot, but I have heard good things about LeadSimple as well.

@Travis Bagley I think there are a lot of unanswered questions currently, while Cozy begins phasing over to Apartments.com Hopefully over the next couple weeks or months, more information becomes available. There are a lot of options out there in terms of property management software. We personally use Innago, after trying them and Cozy out. They are able to do everything we need in terms of screening tenants, collecting rent, marketing listings, communicating to tenants, and messaging maintenance. And it is free for us to use. I would suggest being prepared for all scenarios, since there currently is a lot of unkown and begin prioritizing features you like, as well as get an idea on what companies could be a good fit.

There are a lot of different property management software options out there that do a solid job. However there are pros/cons for each of them. I would recommend looking at the different features offered, fees associated, reporting, and overall ease of use. We personally use Innago to screen tenants, sign leases, collect rent, and market our listings. It is really simple to use and is completely free. I highly recommend them.

Looks like it could be a fungus issue, I would recommend contacting a turf or landscape company. I would also recommend reaching out to CSU extension, I have heard great things as well.

Really depends on the amount of work that I have to do in terms of managing contractors, and minor work. I would want to net atleast 35k, ideally with a 20%+ ROI.

There are numerous credit cards that are pretty solid for business expenses, it really depends on your preferences. I have had a really good experience with the Chase Ink Business Preferred as Evan mentioned.
