Congrats Brent! Great to hear things are progressing, and that the property in the same neighborhood sold for $2/sf more than expected. What has been the biggest challenge for you through out this project so far?

I use both Excel and Google Sheets for different tasks. The more financial based spreadsheets that require more data manipulation via formulas, or macros, I use Excel. It is simply more efficient and powerful to use Excel in this case. Google Sheets I use for leads, checklists, etc. For me it is much more accessible and easier to use on the go than Excel.

For marketing long term rentals I would recommend Zillow, Trulia, Hotpads, Craigslist, and Facebook Marketplace. There are typically regional/local options available as well, I would recommend reaching out to your local apartment/landlord association for help too.

This is an interesting article, personally I think it will be a much slower process than expected for tourism and short term rentals to pick back up. There is just so much uncertainty on the exact financial fallout the pandemic has had, as well as the overall view people have on traveling and being in close proximity to others. As John mentioned I see STRs that are more isolated being the first areas people want to travel to.

Hi Todd,

Personally I would recommend vinyl, as it is typically much cheaper, and requires minimal upkeep. If it is windy in your area double layer mounting hem may be vital. It will help provide stronger attachment and help against wind resistance. Using extra long panels can help reduce seams too. Using foam backing can also make the vinyl siding more rigid.  

As others have mentioned removing rot, replacing windows/doors, fixing any gutter issues is a good place to start too.

Hi CJ. As Bjorn mentioned Rentometer and Zillow are pretty solid for rent estimation. A couple other options are My Rent Rates, RentRange and RentFax. There is some content out there that lists and compares different rent estimation tools as well: https://accidentalrental.com/5-best-rent-estimate-tools/

The primary listing syndication sites, along with their sub-sites are likely your best bet. If you are on the Appfolio basic plan you don't have access to Abodo, Zumper, Realtor.com, etc. which allow you to reach more people.

I would also look into regional sites and associations to list on so you can reach people located in your area.

Craigslist and Facebook Marketplace are also options.
