We may have a tenant lined up without advertising a property. Do we need to advertise the property for rent for a certain period of time in order to not violate housing laws? Or are we okay to rent out the house to this person without advertising the house for rent?

@Sam Abe the key is to make sure that no sublets or Airbnb in the contract! I’m unsure about California law but include this in you contract if you can!

My wife and I will close on our first property on Tuesday! We are super excited about this next step. We plan to use the bigger pockets pro landlord forms for Indiana. What is the best piece of advice you have received when beginning your real estate journey?

My wife and I just purchased our first real estate investment. We are planning on using the BiggerPockets landlord forms online. We are confused by the lease guaranty agreement. Can anyone explain what this is for?

I will be there. Monday is the new date correct?

I am a new real estate investor in the midwest. I went to put an offer in on my first property (150K) and it makes the 1% (rent= 1500) rule on the money. However, when I used the rental property calculator on this site, I had a negative cash flow of 300 dollars. Yes, I included 1 month of rent missed due to vacancy, 10% for repairs, 10% for capital expenses, 10% for property management (at this time I will manage it but in the future). If you were in my shoes would you do the deal? Personally since its my first property I think its extremely risky! Let me know your thoughts!
