I own 4 SFH's in Columbus, and it's overall been a strong investment. Only thing I would keep in mind with Dayton is a declining population. This isn't happening at a staggering rate by any means, but long term it's something to consider.

What Dena had mentioned is the best 1st step. Also, do a little diving into market demographics such as population growth, job growth, median household income, etc. At first glance, it looks like Edinburg's population has been steadily climbing over the past decade

I could see where you're drawing that interpretation from the language shared here. 

Probably a dumb question, but did you ask the sponsor? If you have a feeling they'd lie about it, may not be a good investment in the first place :/

This makes sense! So it is carried forward, less the cashflow in Year 1.

What happens in Year 2 and beyond after Bonus Depreciation occurs in the first year? Is there no depreciation tax advantage past that first year?

Very insightful, Ben. Thank you for sharing! Couple quick questions from me: 

1) Can you provide more clarity on how it's decided what line item the losses show on? For example, there's the $42K deduction in December for 'Vacancy', but could this fall in the 'Down/Construction Units' or 'Loss to Lease' as well? Since you mentioned these losses are occurring due to rehabs

2) To your point about lack of cash-flow in Phoenix, how do you structure returns for your LP's? Is there a long delay in when distributions begin, awaiting units to be turned?
