Looks like Jesse LeBlanc or Daniel Paloscio would be able to help you out with a double close situation where you don't have the funds available. I too have been known to help with double closes. Good luck with your find!

Always send EMD's to title company or closing attorney which goes into the escrow account

Hey Deon, keep it up man ! Just like every other reply on here, consistency is going to be the key! It's not going to happen overnight. Keep working hard and it will come. Off market is going to be the better option to get a heavily discounted property but i might even try on market with houses that have been listed for over 90 days as they might be starting to feel the pressure of the market. most hard money lenders will lend on 100% of the rehab and about 70% loan to cost. The rates will get better the more deals you do. Hard money can be one of the best ways to get into it. There will be a down payment required to obtain the loan. I'd be able to help you with the down payment funds if you'd want to JV!
