You absolutely can wholesale those deals as mentioned in these great answers ^. I would agree that if you found an opportunity and was comfortable keeping it and adding it to your portfolio i'd do that. But if you're looking for "today money" nothing wrong with assigning it for some cash. If you need any help finding a buyer I might be able to help
