Can anyone provide my any feedback on success they’ve had using Google AdWords to generate leads for off market distressed sellers?

I’m thinking about running an AdWords campaign for my website to try and generate more off market leads but I’m not sure what key words or phrases have turned out to be successful

Any input you’ve had from personal experience would be awesome!

I formed our LLC in NC using Legal Zoom and it was easy. I had a lawyer review the operating agreement and he thought it was solid. Just don’t chose to pay for all their continuous monitoring,l stuff. All you need is for them to file it and you can handle the annual renewals from there. I’d also suggest speaking with a CPA to verify that the LLC is the best tax structure for you. We are an LLC filing as an S-Corp now. For 2016 our income tax liability as an LLC was 10k more then it would have been had we filed as an S-Corp LLC. If, like us, an S-Corp is the best way to go then you need to file the appropriate paperwork with the IRS now so that you don’t get hammered on the standard LLC taxes for 2018. We didn’t realize this until the tax season for 2016 so by that point it was to late for the S-Corp election with the IRS. If you wait until the end of the year it’s to late to submit your S-Corp election and that could be costly for you like it was for me! It’s worth it to get the advice of a CPA. I think there is an NC CPA on here named Brandon Hall. You might want to check in with him

@Dawn Brenengen thanks! Right now I run the fence biz full time and only do select GC work with verified people that I know and for ourselves. I will definitely update my profile if that changes though. I typically refer most GC work that we don’t do to Jonathan Brothers with Glasgow Ventures. He’s a GC and is used to working with RE agents. I know he does a lot of work for Hunter Rowe on investment properties so he might be worth contacting. He is an eligible 203k GC. He was going to be our 203k GC a couple years ago before I had my license but the deal didn’t work out

Thanks for the welcome @Uriah D. I think my wife follows you guys on Instagram! That’s awesome. I’m not sure how hands on you are with your flips but my dad is a GC so I’ve been on job sites doing production trim work (hanging doors, crown moulding, etc), framing, drywall, roofing, decks etc. since I was 14 years old after school, weekends and summers. That gave me a good foundation for the GC exam. I still bought all 10 books and studied probably 40 hours for the exam. I was able to ace it but I also feel like I had a good background even before I started studying. I’m sure you could get it as well with some studying. Are you guys real estate brokers as well? Newbie from Raleigh NC! I'm a licensed GC and operate a fence installation and repair company. My wife Holly is a real estate broker. 

I've been a long time reader of this site but haven't chimed in much. 

Short term, we're looking to do our first major flip or spec build this year. Eventually when we move we will rent our current primary home but I'm not interested in growing a buy-and-hold business at the moment as I already have to actively manage a lot of employees and clients. 

Long term, were in completely passive investments for now as well as building equity in our primary home.

I’m not sure what kind of quality product you build but my only word of caution would be to monitor the humidity in the house. The bullet heaters can really dry the house out and cause shrinkage in existing drywall and caulking leaving lots of cracks and gaps.... and possibly warping, checking, splitting of wood products Whatever you do I’d make sure the on-site GC can monitor the temp/humidity in the house to mitigate any issues moving forward. You’d hate to run bullet heaters for 3 months while installing everything and then upon completion run the furnace and the humidity change cause buckling and cracking drywall seams/caulking gaps in a brand new renovation. Bullet heaters and then switching to the furnace after completion sounds like lots of call backs and repairs to me...
