Yeah, that's what I'd do too, but the only contact info I can find is an address...18 hour drive without stops. A letter right now is the best bet I have. Thanks.

I was running around checking out open houses for an upcoming auction and found that house...you know, the one with the two foot tall grass, lol. So I checked out the notice in the window stating the foreclosure and talked to a neighbor that had just pulled up. Vacant for 18 months, 90 years old, found out where the owner currently lives, peeked inside to see an empty but very well kept house. I'm wanting to reach out to the owner and get some information about why it's in foreclosure and use that information to move forward. I was wanting to see if anyone had a general layout for a letter that they would be willing to share and possibly input seeing as this would be my first purchase. Thanks.

Is there a rule of thumb as a landlord about checking up or inspecting the rental? I visually check the outside once a week only because I pass it on my way through town. Any advice would be greatly appreciated.

For those of you that are criticizing his decision, think about this. How many days would a mortgage company or  landlord let you go over on your payment date before they kicked you out? It's not like the first time the rent was late or missed he kicked them out. He showed grace for more than two years and over $15,000. His parents rent was a financial responsibility that they accepted. The fact that they took advantage of their son and betrayed his trust is disgraceful in itself. I'm truly sorry that this has happened to you Seth. Every time I have ever helped family out, and the number is very small, I look at it as a gift. If it comes back to me then it's a bonus for me. This is to hoping that your future RE ventures bring nothing but happiness and good fortune.
