@Joshua Schaffner I'm doing the exact same thing in Vegas. Demand is high so I was able to put the rooms a bit above market.

Depending on location, if it's a nice area you could possibly rent the master bed for 800-1000. (Mine js 900).

The smaller bedrooms I'd say between 500-800 (renting mine for 700)

@Mark Vesu you could also try out FB marketplace and include the details there to filter unwanted applicants.

@Luke Robinson what would it have cost you if the seller didn't grant you an extension? What options did you have at that point if you couldn't find another lender.

@Dasia Washington hello, duplexes are tough in Vegas as most are in subpar locations. You can do a quick search in the forums and read up on that.

I'm currently househacking a 3bed/2.5 bath and I'm technically being paid 50$ a month to live in my home, since the rent is covering the MTI plus all utilities.

In a year or so depending how the market is, I might grab another one in the area. I think in Vegas this is the way to go since multi-family are older and in bad areas for the most part.

@Faun Kime I grew up in Ventura so know the town and all the surrounding areas. Let me know if you have any questions. I do not know any architects though, just a few agents and sub contractors.

@Farrah H. I'd lean towards cashout refi and use the money on your next endeavor.

If the property is in good shape where you can reduce any future repairs and maintenance. The location is ideal and you get some great tenants in there, I'd keep it. You'll be sitting pretty in 10 years with rental increase, appreciation, principal paydown etc. Especially since Idaho seems to have an inflow of population lately.
