Hi fellow BP members.

I'm hopping you guys can help out.

how do you respond when tenants violate the lease. i know about sending a notice

in my case the tenants have a dog, the lease states no pets. how do you structure the letter? does it have to be fancy and well written? 

would an email work in the future for proof.

also i have a tenant thats a month to month. but i have lost the lease can i just ask them politely to leave since i only have to give them a one a month notice.

any help is appreciate it!!

as long as the deal is right you should buy the SFR. plus its nice to have a diverse portfolio.

Hi,

I found BP a few months ago, and have been scouring the forums/threads taking in all the information I can. I thought is about time I start giving back, from the little experience I have to offer. 

A little about me.

I'm 27 yrs. old. I started investing about 4-5 yrs. I currently own 15 soon to be 17 units. 7 of the those units are houses I sold on land contract. All but 2 units (duplex are paid for un full). This year though through the power of leverage, I want to double my portfolio. to 30 units, will see how that goes.

Sorry if I'm all over the place, but I've never been a good writer. I'm one of those people who thinks over and over of what to say and their head until its perfect. however once I start talking or typing my thoughts they aren't even close lol.

I hope to inspire people to invest in real estate, just like people here have inspired me to continue investing and to continue to grow.

If you guys have any questions for me I would be more than happy to answer.
