How do you respond when tenants violate the lease

Hi fellow BP members.

I'm hopping you guys can help out.

how do you respond when tenants violate the lease. i know about sending a notice

in my case the tenants have a dog, the lease states no pets. how do you structure the letter? does it have to be fancy and well written? 

would an email work in the future for proof.

also i have a tenant thats a month to month. but i have lost the lease can i just ask them politely to leave since i only have to give them a one a month notice.

any help is appreciate it!!

@Luis Tafolla first check your landlord/tenant laws on both issues;

They are in violation of their lease, give them a notice of non compliance. If they don't rectify the non compliance, you could possibly evict

The MTM lease, just give them the proper thirty day notice of non renewal
